Built for 4,500 feet, not a catalog
Sparks and Reno sit in high desert at roughly 4,500 feet, with Tahoe communities climbing past 6,200. A roof here faces a combination of conditions most of the country never sees at once. The ones that last are specified for it.
Ultraviolet load
More than 250 sunny days a year, and at this elevation the UV load is far higher than at sea level. UV breaks down asphalt binder and cooks the plasticizers out of membranes and sealants. It is the single largest reason a roof ages faster here than the identical roof in a milder climate.
Thermal cycling
The high desert routinely swings 30 to 40 degrees between afternoon and pre-dawn. Every swing expands and contracts the whole assembly. Fasteners work loose, sealant beads crack, flashing joints open, and seams that were watertight in October start weeping by spring.
Freeze-thaw and snow
Water finds a hairline gap by day, freezes overnight, expands, and widens it. Repeat across a season and a pinhole becomes a leak. At Tahoe elevations the problem shifts to weight and ice: snow load, ice damming at cold eaves, meltwater driven back up under the courses.
The right system depends on your elevation
Asphalt architectural shingles
The workhorse across the Reno-Sparks valley. Heavier laminated profiles resist UV and wind far better than three-tab, and they carry the strongest manufacturer warranty coverage available through our certifications.
Standing seam metal
Concealed fasteners mean no exposed penetrations to fail under thermal cycling, and metal sheds snow rather than holding it. Often the right answer for mountain properties and for anyone who wants to stop thinking about the roof for decades.
Concrete and clay tile
Common on valley homes. The tile itself frequently outlives the underlayment beneath it, so a leaking tile roof usually needs an underlayment renewal rather than a full tear-off.
TPO and low-slope systems
For flat and low-pitch commercial and industrial roofs, where ponding and seam integrity decide service life. Heat-reflective membranes also cut cooling load through our summers.
